RENTAL INFORMATION

Office Hours – Monday-Friday 9:00am to 5:30pm
Weekends – By Appointment

Rent: It is your responsibility to pay the rent on time. The rent is due on the first day of the month and late after the fifth day, unless otherwise stated in your lease. The late fee is 10% of the rent amount and due in full at the time the rent becomes late. Please make your check payable to Columbia Property Management, LLC and mail it to PO Box 5068, Columbia, SC 29250. You may also mail or hand-deliver your payment to 2711 Middleburg Drive, Suite 109, Columbia, SC 29204. After business hours, you may put checks and money orders through the mail slot in the office door. We only accept checks and money orders for rent. You may also contact your bank to see how to make your rent payment online.

Security Deposits: Security Deposits are funds that are placed in an escrow account during the term of your lease. The Security Deposit may not be used for the last month’s rent payment. Upon fulfillment of the lease, the Security Deposit is refunded to you within thirty days after you vacate the property.

Pet Fees: If you are renting a property that allows a pet, you will be required to pay a non-refundable pet fee upon taking possession of the property. You will also have to sign a Pet Permission Agreement. Any damages to the property from a pet will be billed to you if the price of the damage exceeds the Security Deposit.

Lease Term: The term of your lease is stated on the first page of your lease agreement. You are financially responsible for the full term of the lease. In order to terminate the lease, a thirty-day written notice to vacate must be received by the landlord a full calendar month in advance of the vacate date. You may upload an online copy of the Notice to Vacate form from this website or pick one up from the office. Once we receive your Notice to Vacate, we will send you move-out instructions to assist you in the transition.

Renters Insurance: The owner of your property must carry appropriate insurance to protect his property. However, that insurance does not cover your personal belongings. You should secure your own renters insurance policy to protect yourself and your property.


MAINTENANCE AND OTHER RENTAL EMERGENCIES

Lock-outs: If you lock yourself out of your apartment during business hours, you may contact our office to arrange to pick up a key. We are always happy to provide you with a key if we are available. However, if you lock yourself out after business hours or on the weekend, you will need to contact a locksmith to help you get back into your residence. It is your responsibility to pay the locksmith.

Non-Emergency Maintenance: If you have a non-emergency request for maintenance, please contact the office at 803-931-0044. You may either leave a message at the office or you may complete the online form for maintenance on this website. Once we receive your request, we will respond as quickly as possible to contact the appropriate person to solve the problem.

Rental Emergencies: Please read carefully the following information and instructions to determine whether or not you have a rental emergency and what to do in the case of an emergency. If you have an emergency, please contact the office at 803-931-0044 during business hours or 803-331-4469 after business hours.

  • Gas Leaks – If you smell gas in your apartment, please immediately contact your gas provider to stop the leak and then contact the office.
  • Smoke and/or Fire – You should contact 911 or the Fire Department and then contact the office.
  • Flooding – You should attempt to cut off the water at appropriate plumbing cut-offs. You may also contact your water provider to turn the water off to the property and then contact the office.
  • Sewer Back-Ups – Contact us as soon as possible. If the sewer is backing up into the house, please take appropriate measures to keep your personal property from being damaged. If you are unable to contact someone right away, then you may call your sewer service provider or one of the plumbers used by Columbia Property Management.
  • Storm and/or Wind Damage – Contact the office right away concerning any damage to the property and take precautions to protect your personal belongings.
  • Burglary – If someone burglarizes the property, you must immediately contact 911 or the Police and then notify Columbia Property Management.
  • No Heat, No Air-conditioning, No Hot Water – You should contact the office or one of our brokers. We will contact the appropriate repairman to take care of the problem.
